Need a Gas Safe Certificate in St Albans?
The Gas Safety Record must be issued by a Gas Safe registered engineer, who will inspect the gas appliances and systems to ensure that they are safe and in good working order. The Gas Safety Record must be provided to tenants before they move in, and it must be renewed every 12 months.
Landlords are also required to keep a copy of the Gas Safety Record for two years. The Gas Safety Record is an important document that helps to ensure the safety of tenants and protect landlords from potential legal liabilities. We can also carry out boiler services in St. Albans.

What are your responsibilities for gas safety as a landlord?
The Gas Safety (Installation and Use) Regulations 1998 outline your responsibilities as a landlord, in ensuring that all gas appliances, fittings, chimneys, and flues are safe for continued use, functional and fit purpose. Follow the link for more information on landlord gas responsibilities.
If you rent out a property with gas appliances, you have three main legal responsibilities:
1. Annual Gas safety Checks
To ensure the safety of your tenants, we recommend that you keep up with your gas safety checks as all gas appliances and flues must be inspected annually by a Gas engineer in St Albans.
Following this, you will be given a Landlord Gas Safety Record or a Gas certificate in St Albans detailing all of the checks that were performed. A CP12 certificate is another name for it.

You can schedule a gas safety check from St Albans Plumbing Electrical Ld, at any time between 10 and 12 months after the last one, without affecting the original check's expiry date.
If it's less than 10 months or more than 12 months since the last check, you'll be given a new deadline date based on the most recent check from the Plumber in St. Albans. Appliances purchased by your tenants are not your responsibility; but it is still your responsibility to make sure the safety of any attaching flues, unless they are strictly connected to the tenants' appliances.
2. Gas Safety Record
You must provide a record of this check to your tenants following the annual gas safety check and receipt of your Landlord Gas Safety Record.
A copy of your Landlord Gas Safety Record must be provided to your current tenants within 28 days of the gas safety check, and you must provide this to new tenants at the start of their tenancy.
For rental periods of less than 28 days, simply ensure that a copy of your record is clearly displayed within the property. You must keep copies of this gas safety check record until the next two checks are completed.
|
3. Gas Maintenance
You must ensure that all gas pipework, boilers, appliances, chimneys, and flues are in safe working order.
Check the manufacturer's guidelines for gas appliances to see how often a service is recommended. If you don't have access to these, we recommend an annual service unless your Gas Safe registered engineer advises you otherwise. Have you considered a power flush in St Albans?

What To Expect?
The annual gas safety check does not cover installation pipework, but both we & the HSE recommend that when you request a safety check, you ask your Gas Safe registered engineer to;
• Tightness testing should be performed on the entire gas system, including pipework.
• Examine the pipework visually (as long as it is practicable).
There are no formal requirements for you to keep maintenance records, but you must be able to demonstrate that you have maintained the pipework, appliances, and flues on a regular basis and completed the required repairs.
